  Once an armory or turret factory is built by a marine, an upgrade button is available through the commander interface. Click on the constructed armory or tf and select the upgrade function. An Advanced Armory is 30 resources, while an Advanced TF is 15. The AA takes 3 minutes to upgrade, and is very expensive and vulnerable to attack. The TF takes 1 minute to upgrade if memory serves, and needs protection as well.

  and if you didnt understand that, then:
  
  1) When you have finished an armory, click the "Upgrade Armory" button. As for factories, click on the "Upgrade Turret Factory" via Siege Button on the bottom left of the screen. To electrify it, click the turret factory icon on the left center pannel.

  Actually, pressing "z" with the armory selected will research hand nades....the hotkey is "a", assuming you haven't changed your hotkeys.
